Payment at joining = [Rs.5000 (Refundable Security Deposit)] + [(First Month's Monthly Accommodation Charge) + (First Month's Housekeeping Fee)].
Monthly Payment Structure = (Monthly Accommodation Charge) + (Housekeeping Fee) + (Previous Month's Energy Consumption Charges)

Housekeeping Fee:
Starting from Rs.300/month
A monthly housekeeping fee is charged to cover common space cleaning, weekly bathroom cleaning, and alternative days garbage disposal, including complimentary individual room cleaning (once in a week).
This fee is in addition to the monthly rent and energy consumption charges.
Energy Consumption Charges:
Energy consumption charges will be billed separately based on the actual energy units consumed by each resident starting @ Rs.10 per unit.
These charges are additional to the monthly rent.
Rent Payment and Due Date:
Rent and housekeeping charges are to be settled by the 5th of each month in advance. Electricity charges should be paid by the 5th of the succeeding month.
Timely payments are advised to avoid any inconvenience or late fees.
Advance Deposit:
To secure (book) a place at BLPGA, an advance deposit starting at Rs.5000. For updated information please contact us.
PG should complete their check-in process within 15 days of making the Advance deposit payment. If a PG moves in after these 15-day periods, the check-in date will be assumed to be 15 days from the initial booking date, which is the same as the date when the Advance Deposit was received.
This deposit can be adjusted against the last two months' rent or the last month's rent. Any remaining amount will be refunded in cash upon successful completion of the stay.
The Advance deposit is locked for eleven months, and it is non-refundable if the PG departs within this duration. However, it will be eligible for a refund once the eleven months are completed.
Payment Methods:
Residents can make payments through various methods, including online transfers, mobile payment apps, or cash payments.
All payments should be accurately recorded and acknowledged for transparency from the website www.blpga.homes ==> PG Portal.
Annual Increment Clause:
Every August, an annual rent increase is applied to the monthly rent, including housekeeping and food charges. This adjustment is considered necessary to address costs and maintain service quality. The rate of increase is referred from the latest available inflation percentage of the Consumer Price Index (CPI) for Combined in West Bengal state, sourced from data published by The National Statistical Office (NSO), Ministry of Statistics and Programme Implementation (MoSPI) on their official website 'https://www.mospi.gov.in/' or 'https://pib.gov.in'. The minimum increase is set at 5%, while the maximum is capped at 10%. However, the precise figure is at the sole discretion of the owner of BLPGA. This increase occurs annually in August, irrespective of the guests' joining month.
For example, if a paying guest joined BLPGA Guest House in March 2024 with a rent structure of Rs.100, a housekeeping fee of Rs.10, and food charges of Rs.100, and the Consumer Price Index (CPI) Combined in West Bengal is 7%, their rent from August 2024 will be adjusted to Rs.107, with housekeeping costs at Rs.10.70 and food costs at Rs.107.
Policy Updates:
BLPGA reserves the right to revise pricing and fee structures as deemed necessary.
Residents will be provided with advance notice of any changes to the pricing terms and conditions.
Policy for Late Payments:
If any resident fails to settle their dues by the 5th of the current month, the following actions will take effect:
A fine of Rs.50/- per day (or equivalent to the regular guest charge per day, whichever is lower) will be imposed until one of the following occurs, whichever is earlier:
1. The resident provides notice of leaving BLPGA.
2. The resident's advance deposits are exhausted.
3. The resident settles the invoice amount along with the accrued fines up to the day of payment.
Therefore, residents are kindly requested to promptly deposit the fees as per the invoice received, ensuring a hassle-free and enjoyable stay at BLPGA.
